The straightforward version, in writing.

We’re joiners, not lawyers, so we’ve kept this as plain as we can. These terms apply when you order a porch kit or any other product from us online or by email.

Made to order means made for you

Every frame is cut to the measurements you set in the porch designer. Your order confirmation shows your design, your dimensions and your price — please check it carefully, because we cut what it says. If you spot a mistake, tell us straight away: we can amend any order free of charge before cutting begins.

Prices and payment

Prices are in pounds sterling and include VAT. Online orders are paid in full at the point of order. The price shown in the designer is the price you pay for the kit; delivery is calculated from your delivery postcode and shown separately before you commit, so the total is clear at the point of order.

Prefer to order by email? Send us your drawing and online quote and we can take a 50% deposit to confirm the order, with the balance due before delivery or on collection. The same made-to-order terms apply either way.

We may correct obvious pricing errors before acceptance; if we do, you can cancel for a full refund.

Lead times

Made-to-order frames are typically ready in 4–8 weeks depending on the complexity of the model — simpler designs around 4–6 weeks, the most complex around 6–8. We’ll keep you posted, and busy periods or timber supply can occasionally stretch this — if a delay becomes significant we’ll tell you, and you may cancel any uncut order for a full refund.

Cancellation — the honest bit

Because your porch is made to your measurements, it falls within the bespoke-goods exemption to the usual 14-day online cancellation right (Consumer Contracts Regulations 2013). In plain terms: once we’ve started cutting your timber, the order can’t be cancelled or returned for change of mind. Before cutting begins you can cancel for a full refund — including any deposit — just email us. Standard-sized items bought on their own are different: see our Returns page.

None of this affects your rights if something is wrong with what we send: see Faults below.

Delivery

Delivery is kerbside to the address you give us. The charge is calculated from your delivery postcode and shown in the designer before you commit; Scottish Highlands and Islands, Northern Ireland and other offshore addresses are priced on application. Full details are on our Delivery page. Please check your kit within 48 hours of arrival and tell us about any damage or shortages.

Your kit and assembly

Your porch arrives as a pre-fitted, numbered kit with drawings. Assembly, fixing to the building, foundations, brickwork, roof coverings and compliance with any planning or building-regulation requirements are the customer’s responsibility unless we have agreed otherwise in writing.

Green oak, honestly described

We build in fresh-sawn green oak. It is the traditional material for this work, and it moves: expect surface checks (cracks), some movement and colour change as it seasons, and tannin run-off in the first months. These are characteristics of the material, not defects.

Faults and your statutory rights

If anything we supply is faulty, incorrectly made against your confirmed design, or damaged in transit, tell us as soon as you reasonably can and we’ll put it right — replacement parts, a remake or a refund as appropriate under the Consumer Rights Act 2015. Nothing in these terms reduces your statutory rights.

Our liability

We’re liable for what the law says we’re liable for — including faulty goods and anything caused by our negligence — and we don’t exclude anything the law doesn’t allow us to exclude. We aren’t responsible for losses arising from incorrect measurements supplied to us, site conditions, or assembly not carried out to the drawings.

The porch designer, our drawings, photographs and this website are © Wood and Stairs Limited. Drawings we provide are for your porch and your own use; please don’t reproduce them commercially.

The boring essentials

These terms are governed by the law of England and Wales. If any part is found unenforceable, the rest still applies. Last updated 30 August 2026.
